Do you know why it pays to authorize a contract for the transfer of real estate (land, house, apartment, etc.) by a lawyer?
THERE IS A MINIMUM OF 6 REASONS TO AUTHORIZE THE CONTRACT BY LAWYERS:
1️⃣The first advantage of authorizing a contract by a lawyer is that the District Office decides on a proposal to allow a deposit within 20 days at the latest without further examination of the contract in the real estate cadastre. If you have the contract authorized by a lawyer, the transfer contract will be submitted within an accelerated period of 20 days for an administrative fee of only EUR 18 (upon submission of the intended deposit proposal)
2️⃣Authorization of the contract on the transfer of ownership by a lawyer replaces the signature certificate by a notary. It is therefore not necessary to verify the signatures of the notary.
3️⃣By authorizing the contract, both parties are protected. When the contract is authorized by a lawyer – he guarantees that they will not fall victim to fraud.
4️⃣The lawyer will notify the parties to the contract of the payment terms of the purchase price agreed in the contract.
5️⃣The lawyer is insured in the event of damage in connection with the authorization of the contract. Authorizing a contract with a lawyer guarantees that you will not lose your money.
6️⃣If, in connection with the authorization, the participant requests a real estate transfer agreement to file a cadastre administration, the lawyer will prepare this submission on the basis of the participant’s written power of attorney and ensure its delivery to the cadastre administration, including relevant documents.
